There are so many rules applied when you decide to get into the real estate business. You probably not familiar with some of them and some others are quite understandable. When it comes to the real estate business, people tend to do the business in their own way.

They bought the house themselves, they repair it themselves, and they sell it themselves. While this process is not the wrong one to make money, this process is troublesome if you’re serious to build a business around your real estate investing. Others might go for the other route , after renovating their property into nice place to live in, there it comes houses for rent sign. Upon successful house renting deal, house owner enjoy continuous rental income which is on passive mode. Thus, different investing route requires a different game plan !

At first, you need to have some contacts that could help you in the real estate business. These contacts could be your real estate brokers, appraisal agents, bankers, and so on. If you’re combining the strength of these people, you could build your business faster and easier.

As a real estate investor, you need to realize that there are so many rules and regulations that you must obey in order to keep your business running smoothly. These rules and regulations are made by the government to ensure you that you’ll get a good buyer for your property. These regulations also made to make sure that only landlord or real estate investor that really serious with investing in the real estate could get in to the market.

Some of the landlords or real estate investors are not happy with these rules and regulations because they think that it’s wasting their time and money. However, the government already has their own strategy in facing these people. One of the strategies is by giving them a fine up to $20,000 if they’re still not following any new rules or regulations.

One of the problems that usually found between a landlord and tenant is the refundable deposit problem. The tenants often disagree with the refundable deposit option while the landlord wants to make sure that tenant is really serious with their decisions. This debate could take a long time to finish. That’s why the government held a Tenancy Deposit Scheme (TDS). TDS will act as a neutral part between the tenant and landlord, and it will hold the deposit for them. This option usually more agreeable by both sides, either the tenants or the landlords.

There are probably some more rules and regulations that might be come up during the years. The landlord or real estate investors need to keep their ears up to find out the rules as soon as possible and make some strategic plan to follow the rules while maximizing the profits if not lessen it.

Real estate investing is a good choice for people who just start out in the investment business, even if the only thing that they knew is buying, repairing, and selling the property as fast as possible. During the time, these landlords or real estate investors will realize the true potential of real estate business and figure out how they could make it more profitable for themselves.

According to the Bureau of Economic Analysis and the released report of Personal Income and Outlays, July 2009 [8/28/09] by BEA.GOV , In July, the Personal income increased $3.8 billion ( or less than 0.1 percent ) ; Disposable Personal Income (DPI) decreased $4.6 billion ( or less than 0.1 percent ) .

Comparing to June which saw a decrease of 1.6 percent , Real Disposable Income decreased just 0.1 percent in July. While Real PCE increased 0.2 percent, compared with an increase of 0.1 percent.

*( Next release – October 1, 2009 at 8:30 A.M. EDT for Personal Income and Outlays for August. )

Why has this report is highly monitored by market ? Simply due to the very fact that consumer rule the economy. Without consumer spending, business activities would come to a halted very quickly, as nobody buy those products or services. And without sustainable income, consumers simply cut down their expenditures in reality. Although there are other factors influencing consumer expenditures, personal income is still being the most important factors .

In this report, Personal Income means the money of which household receive before taking out taxes. And plain simple, Real Disposable Income means is how much money is spendable after taking out those taxes and so on. As it is mostly well known, personal income could comes from several sources :-

Salary and Wages

Proprietor Income

Rental

Dividend

Interest

Transfer Payments

Other(s)

Historically, average people or household spends almost 95% of their income money received, although there are some whom we termed as ’savers’ but it is of relative small portion compare to spenders.

Now, how would this data bring impacts to the financial market ? Normally, higher personal income are much favored by stocks markets as it means people on the street has money to spend on and fuel more economical activities like buying goods and services, which in return boost up corporate earning. In return, corporate would then be able to chunk out more profit and producing better returns for investors.

As we all know, the last year has been hell on the economy, and in particular, the financial industry. This has had the unfortunate effect of making it very difficult to extend credit to the everyday person. People who believed that they were in good credit standing are now getting their credit limit cut without being told why.

Even though the prices of cars and homes are down, it is too difficult for most people to receive loans, although this time last year banks and credit card companies would have been jumping all over themselves to extend credit to these people. I know that it seems grim but there are still ways that the average person can receive a loan. They just need to know how.

The rules that you will need to follow is dependent on the circumstances of why you need the loan. Big loans will have a different set of rules than small loans. You have to remember that banks and other vendors make money when they give out loans, so they want to give you one. They just have been hit so hard by this economic crisis that they have to be careful because they can not afford to be burned by bad investments anymore.

So if you are looking for a big loan, which is something over $10,000, then along with having good credit a good ideal would be the come up with the biggest down payment that you can. If the bank is asking for a down payment of five percent, give them ten percent. This goes a long way so that you can show them that you are serious and that you will be able to make the payments.

An alternative to putting down a large down payment is to have a good amount of personal paid for assets that you would not mind putting up for collateral. There are also others who might consider alternative option like Insurance and Credit Factoring where the policies are placed as collateral. This will also show them how serious you are about this loan. Remember the banks want to loan you the money, they just need reassurances about your credit worthiness.

If you are looking for a small loan it is a lot easier because there are other outlets besides banks that you can go to. A bank does not make that much money when it comes to small loans, so believe it or not a big loan is probably easier to get than a small loan. If a bank is going to put a default on their record, they would rather put it on a big loan, that someone would buy from them, than a small one which no one would.

There are plenty of quick cash advance places in your neighborhood and online that could help you out of a quick jam. Places to get cash advance loans online are plenty and are valuable resource. Just remember to make sure that you are able to pay for it in a short amount of time because the interest rates tend to be a little higher. These should be used only in an emergency and not for something that you simply just want.

As we have shown there are still ways for the average person with decent credit to still get loans, you just have to work a little bit harder than before. This is why it is a good ideal to keep your credit score up and also keep plenty of cash stored away. You never know when you might need it.

If you have been paying attention to CNBC or any other business channels that past couple of days you will see that the term Mark to Market is being thrown out there a lot lately. It is an insider term but it really does effect the everyday person and their investments that they might be trying to make in this topsy turvy market.

The term “Mark to Market” definition according to wikipedia is “an accounting methodology of assigning a value to a position held in a financial instrument based on the current market price for the instrument or similar instruments”. This basically means when I have a contract such as a futures contract, when I go to report this contract for accounting purposes I can mark the value of this contract the value that it is the day that I fill it out and not the value that it will be the day it expires.

Now you may ask what does this have to do with the Economy as a whole or my wallet. This means that a company can be over valued because they are marking their contracts at a value higher than what they are really worth. This type of accounting started in the derivatives and futures exchanges but slowly made it’s way to Banks and Corporations. These corporations were able to create their own financial models to give hypothetical situations where these trades would be worth the amount that they posted. Now this hypothetical situation would become the actual value of the stock. A lot of this type of accounting was used by banks for the sub prime markets (sidenote: It was required by th SEC) which led to false valuations to spread like wildfire.

This is only a summary of Mark to Market accounting. The only industry that was up was Government jobs. Ladies and Gentlemen meet recession, recession meet the people. You are hearing reports that the economy is bad. The economy isn’t bad, it’s hell on a hot plate. The highest unemployment got in the 2001 recession was 6.3%, we are already at 6.5% and most economist believe that this recession is only at the beginning. I am not telling you this to scare you, only to warn you that don’t believe anyone trying to sugar coat what kind of trouble the economy is in.

Before the economy busted you kept hearing the talking heads on TV say the the fundamentals of the economy were good and that the media were trumping the problem up. I have not seen not one of those talking heads say, “oops my bad, I was wrong”. The stock market is indeed influence by news but it also is influence by the realities of what was going on in everyday life. The tech bubble that blew earlier this decade was bad but this recession is a whole different kind of monster. We are talking about housing, the biggest investment most Americans will make in their life. Last year around this time you would keep hearing on TV that the “sub prime crisis was contained”. Obviously they were wrong. This is not the time for I told you so, this is the time to listen to your gut more than any talking heads on television. You know better than any professional whether your financial portfolio is sound enough to start spending and investing again.
